Facilities Manager

About the role

EFS Facilities Services is looking for an experienced, engineering‑focused Facilities Manager to lead end‑to‑end facilities operations for a major commercial retail asset in Iraq. The role combines hard‑services management, asset reliability, and compliance to ensure seamless service delivery in a high‑footfall environment.

Key responsibilities

• Lead day‑to‑day facilities operations, overseeing preventive and corrective maintenance for MEP, HVAC, firefighting, electrical, plumbing and civil systems.
• Ensure maximum uptime of critical assets, monitor building performance and drive efficiency improvements.
• Manage engineering teams, supervisors, technicians and specialist subcontractors, fostering productivity and technical competency.
• Monitor contractor performance against SLAs, KPIs and quality standards, conducting regular reviews.
• Serve as primary contact for tenants, coordinating fit‑outs, utility connections and maintenance requests.
• Maintain full compliance with company policies, client requirements, statutory regulations and HSE standards through inspections, audits and risk assessments.
• Prepare and manage site budgets, track utility consumption and implement energy‑saving initiatives.
• Produce operational reports, KPI dashboards and performance reviews for senior management.

Required profile

• Proven experience in facilities management within a commercial or retail setting.
• Strong engineering background with ability to oversee complex MEP and building systems.
• Demonstrated leadership skills in managing multidisciplinary teams and external contractors.
• Solid understanding of HSE regulations, compliance requirements and risk management.
• Excellent stakeholder communication and customer‑service orientation.
